Thank you for your interest in our fine properties. Below is the Mountain Life Realty & Management, Inc. Vacation Rental Agreement Addendum. If after reading this you still have questions, feel free to contact us. Thank you.

Vacation Rental Agreement Addendum

1. Confirmation: Once you make a reservation, an advance rental payment of 30% of the gross rent is due within 7 days of receiving reservation confirmation agreement along with this form. Both must be returned. Please be sure to sign and date this form prior to sending it back.

2. Cancellation: You will be charged a $23.00 cancellation fee for a cancellation 13 days or more prior to arrival date. Refund for cancellation 13 days or less prior to arrival will be contingent upon re-rental. II re-rented for the dates of your reservation, we will refund all but $23.00.

3. Balance due: The balance of your rent, as shown, as payable upon arrival and may be paid by check or cash.

4. Check-in and check-out times: Check-in time is 4:00 pm. However, we reserve the right to extend that time to 6:OOpm if necessary to allow extra time for cleaning or maintenance. If you cannot arrive by 4:OOpm, please call to arrange for key pickup. Check-out time is 11:.OOam. We must adhere to this schedule in order to get the cottage ready for the next guests.

3. Tenant's responsibilities: We ask that each cottage be treated as if it were your own. Your cottage should be clean when you arrive. If we have not heard from you within one hour of your check in, we will assume you found it in acceptable condition. Linens and towels are provided with our cottages and the beds are made. Please wash and put away all dishes and take out the trash. The property will be inspected when you vacate and if the house is in satisfactory condition, the deposit will be disbursed within 43 days of your departure.

6. All rentals are to family groups only.

7. Late arrival: We will be happy to leave a packet containing keys and directions to cottages for any of our guests arriving after our office is closed. We ask that you please return the following morning to complete your check in after a late arrival.

8. Pets: For those cottages that do allow pets, the pet fee is $65 a week per pet plus tax, payable upon arrival. Pet owners are financially responsible for damages caused by their pets. PETS FOUND IN PROPERTIES NOT ALLOWING PETS IS CAUSE FOR IMMEDIATE TERMINATION OF THE TENANCY AND EVICTION WILL OCCUR AT THAT TIME WITH NO REFUND.

9.Messages/Mail: Messages and mail may be received through and picked up at our office. WE DO NOT DELIVER MESSAGES, except in the case of an emergency. Medical or fire emergency calls should be directed to our 911 system. For maintenance needs after office hours, call Laura Fields at 749-4521.

10. Owner's closet: Any locked closets are reserved for the storage of the owner's private property. THESE AREAS ARE ABSOLUTELY NOT INCLUDED IN THE RENTAL.

11. Telephones: Cottage telephones may be used for local calls within Saluda (749 exchanges) and Henderson County 692,693,696,697,698 exchanges) without additional charges. Most cotta6es have long-distance blocks on their phones. Any long distance calls must be charged to your calling card or home phone. You will be responsible for any charges made during your stay. Phone charges and a $20.00 handling fee will be deducted from your Security Deposit.

12. Cottage Equipment:
All cottages are equipped with appliances and are furnished with dishes, glasses, eating and cooking utensils, etc. Each cottage is privately owned and furnished to reflect the owner's taste. Every effort has been made to insure the accuracy of these cottage descriptions. Many cottages provide a TV and/or VCR, some with cable or satellite. All equipment in our cottages should be in working order. Please report any inoperative equipment to our office promptly. Every effort will be made to resolve the problem as quickly as possible. The equipment is not guaranteed and there will be no refund for malfunctions. Mountain Life Realty & Management, Inc. cannot be responsible for changes in equipment or furnishings but we reserve the right to make necessary changes.

13. Services:
Maid service may be arranged during your stay for a charge of  $10 per hour with a minimum of $20 depending on the size of the job. Additional equipment such as cribs, high chairs, etc. may be rented during your stay. Please contact us for quotes.

14. This property may or may not be owned by a North Carolina Licensed Real Estate Agent/Broker.

15. In the case of conflicts between this document and the Vacationion Rental Agreement, this document governs.
